This project required careful coordination with multiple trades and suppliers to meet the our client's timeline and budget. We sourced and specified all fixtures, fittings and furniture, ensuring compliance with HMO regulations while creating spaces that felt considered and stood out from typical HMOs in the area. Having been a director of a 4* hotel before she started her interior design career meant Philippa was able to to bring this experience of the hospitality sector to every decision, from robust finishes that withstand high turnover and will keep looking good despite regular wear and tear, to lighting and layouts that create a welcoming atmosphere, this HMO was meticulously planned.
We maximised flow and light throughout, optimising footprints for communal living and individual rooms for the occupants. Each bedroom was specifically tailored with built-in storage, desks and ergonomic layouts to balance functionality with aspiration. The kitchen and bathroom were designed with hotel-inspired finishes and durable, low-maintenance materials chosen for longevity.
The result is a property that above the top rental rates for the area and attracted high-calibre tenants within days of listing. Our full project management service meant our client was able to hand over the reins for this project and concentrate on the other demands in his life, keeping his involvement minimal.
