This contemporary Dutch barn conversion sits beneath White Horse Hill in rural Oxfordshire and was completed by the developer to an exceptionally high standard. With large expanses of glass, open-plan spaces and premium finishes, it had all the ingredients of a high-value home — but when it came onto the market it was completely empty.
The problem was not the building, but how it was being experienced. The scale of the rooms made the interiors feel cold and difficult to read, and potential buyers struggled to imagine how the spaces would work as a home. On the estate agent’s recommendation, we were asked to stage the property to create warmth, flow and emotional connection.
We began by measuring and planning each space so that furniture could be used to define zones and establish a natural sense of scale. The aim was not to make the barn look smaller, but to make it feel more liveable and balanced. From there, we developed a styling direction that complemented the clean architecture while adding softness through texture, colour and layered detail.
We supplied and installed all furniture, lighting and accessories, choosing pieces that suited the proportions of the rooms and the expectations of a high-end buyer. Living areas were arranged to highlight both the views and the layout, bedrooms were styled to feel calm and inviting, and dining and kitchen spaces were set up to suggest how the home could be enjoyed day to day.
Once staged, the property photographed beautifully and presented very differently online and in viewings. Buyers could now see not just the quality of the build, but how the house could be lived in. The estate agent reported increased interest and a faster sales process as a result.
This project is a good example of how thoughtful home staging can transform a high-value property — not by disguising it, but by helping buyers connect emotionally with what is already there.
